Staff and Patient Parking Garage Maintenance

Scope of work

Provide recurring maintenance for two 8-floor parking structures (Building K staff garage and Building L patient/visitor garage) at the New Orleans VA Medical Center. Work includes mechanical sweeping of all drive lanes, parking bays, ramps, and exterior aprons, and pressure washing of floor slabs, stairwells, ramps, curbs, and walls using water-reclamation equipment. Restripe existing stall lines, arrows, ADA symbols, crosswalks, fire lanes, and curb markings with traffic-grade acrylic/epoxy low-VOC paint, and remove trash and debris throughout the garages, stairwells, elevator lobbies, and aprons. Perform quarterly visual and annual detailed structural inspections of slabs, columns, beams, expansion joints, guardrails, and wheel stops, with COR-approved minor repairs such as nonstructural crack sealing, spall patching, joint resealing, and drain grate restoration.

• Base year plus two option years, with a potential 6-month FAR 52.217-8 extension (up to 42 months total)
• Quarterly visual and annual detailed structural inspections
• ADA stall, symbol, and crosswalk restriping with traffic-grade low-VOC paint
